Your rented home or condo comes fully furnished and includes bed linens, towels, a fully equipped kitchen, Wi-Fi, and a starter set of paper products (toilet paper, paper towel, dish detergent and soap). Please note: consumables are not replenished during your stay.
You can access the property from 4:00 PM on your arrival date using a code or key provided in your welcome instructions. A personal check-in with our manager will take place the next morning. Check-out is by 10:00 AM on your departure day and will also be conducted in person.

Open fireplaces are weather-dependent and may not work if humidity is high. From May to October, they are typically unusable.

In the homes bed linens, bath towels, pool and beach towels and kitchen towels for your stay are provided.
A starter set of toilet paper and paper towels is included. Guests may need to purchase additional supplies for longer stays.
Yes, departure cleaning is included in your booking. Please note that excessive laundry, heavy cleaning, or moved furniture may result in additional charges.
No, that's why the cleaning fee is paid with your booking. The cleaners ask guests to:

Return any moved furniture or décor to its original position (moved furniture can cause an extra charge)

No. Please do not adjust any pool equipment unless specifically instructed by our team. Incorrect handling may cause damage and result in repair costs being charged to you.
Pool heaters generally take 2–3 days to warm the water and may not be effective if outdoor temperatures are below 55°F.
The water level must be 2–3 inches above the skimmer to prevent pump damage. If you notice the level is too low, please inform us immediately. We kindly ask the guests to refill the water level of the pool with the provided garden hose, put on the timer.
Many of our homes feature pool alarms for safety. Please do not disable or tamper with them.
No, please do not set the A/C below 75°F unless explicitly instructed by our team. Doing so can cause the system to freeze and stop working. Please left all doors and windows closed during summer time to prevent AC from freezing. Never turn off the AC! Repair fees will passed to renters if they are responsible for damages.
If the A/C unit is damaged due to incorrect settings or misuse, a $300 (or higher) repair fee will apply.
Air conditioning systems in Florida are not designed to operate below 75°F for extended periods. Setting them lower can cause the coils to freeze, leading to costly repairs and discomfort during your stay.

All guests must be listed in your reservation. Bringing extra guests without approval is a breach of contract and may result in a $200 fee per person or cancelation of you contract.
Exceeding the stated occupancy is a violation of our rental agreement and may result in additional fees, immediate termination of the rental, and loss of your security deposit.
Garage parking is not guaranteed unless specifically stated in your booking details. Please check your property’s description for availability.
Never pull the red garage emergency release unless it is an actual emergency. If you have trouble with the garage, contact us immediately for assistance.
A $100 replacement fee will be charged for lost or damaged garage remotes.
